Nail your numbers down and if the deal is solid enough, finding investors should be easy.

Unless you have a solid W2/salaried job, that 1yr break might be difficult to explain --- maybe..Your credit rating is based on your credit history, i.e. how well do you handle debt. 

So, my advice is - figure out your strategy first, research areas that will fit that strategy, then find good, honest people in those areas that will help you.this is super solid advice!

Well it appraised for $224k I had paid down the debt to $159k so Ive got a solid $64k in equity.

So, for example its been for a while that deposit banks really only care about doing "easy" loans so their good rates are only available to customers with very good to excellent credit and have solid w2 jobs. 

Make sure you exchange into a good solid market like the midwest (I am in KC) and that the asset you buy is what you want.
