These seem to be pretty robust products most of the time so if you get a good deal on it you might be able to get a line as big as your cash in it, but you might only get some percentage over the other loan with them only considering the purchase price 100% value on such a recent purchase.

@Stone Jin A quit claim deed is fine for transferring property, that is, when the person who is getting the property is not paying for it, as they have nothing at risk if there is a title defect.
