Having trouble finding a link, even google is letting me down.  

Numbers look tight, the income to expense ratio is a trouble point espically when you need to put in 20k in rehab work which you will recoup none of in the ARV.  

100% agree with @Greg Dickerson, 10X your results and re-invest it into income-producing properties.

.- I still need to do CoC analysis to make sure I’m cash flow positive.Now when you're getting into an investment initially and having to choose from a few similar properties I can see how you can use cap rate for comparison but when it comes to SFR's I'm not sure if cap rate is any better than the 1% rule (which is way simpler than cap rate).Incidentally, I just noticed Grant Cardone just posted about how important CoC is to him and how CoC had kept him out of trouble throughout his career. :-)Cheers...

NEVER DO THEIR PAPERWORK FOR THEM. if you do the paperwork for them, you can get into a lot of trouble for practicing law without a license.

After a year of producing a little income from rentals but not enough to cover monthly expenses we sold.

Without the exclusive, any agent you try to work with will most likely, consciously or unconsciously, put you on a back burner because they are servicing the clients who they are in contract with and have an obligation to produce for as stated above.
