I'm keeping the rental income liquid as emergency money until I get to a certain level, then I'll transfer it to investments - and I have some easily accessible cash to manage any big issues that come up with the property.My question is - I plan to buy two more similar duplexes next year and repeat the same process.

That said, I recently turned over a unit with a tenant inside, because my tenant was very clean, had decorated beautifully, and kept the place spotless, and I think her decor actually helped the process, and she was amenable to the process because she had bought a house and was moving to her first home.

We could not officially sign the papers until NASB turned over the money, but NASB would not turn over the money until we had signed the papers.Fortunately, we were able to get a short-term loan for the balance, officially buy the property, get the NASB mortgage, and then pay the short term loan back within a very short time frame.Now I want to buy another property with another friend using SD-IRA's and I don't want to go through the same process.
