Personally I have my applicants fill out an application and pre-screen them before narrowing down to a short list before only running an actual background check on the first and possibly the second runner up in line for the unit.

 Hey BiggerPockets family,I was just approved for an owner occupant, Fannie Mae, 5% down with a purchase price of $1.3 million for a 4plex in the Phoenix Metro of ArizonaMy middle FICO credit score is 759My current DTI debt to income ratio is 30%I have enough down payment, closing costs for the subject property, and enough liquid reserves for all 10 of my apartment buildings totaling 45 units in PHX Metro AZmy mortgage lender quoted me with a rate at 8.125% with me paying 0.156 points totaling $1,920My question is,does this 8.125% interest rate sound reasonable for an owner-occupied fourplex 5% down Fannie Mae conventional loan as of March 27th, 2024, at 1700 hours?

Investors who want to invest in Mexico will do it either because they want to have a property that they can use (part time) for themselves or as a pure investment.If you do a syndication or go for crowdfunding, the investors will own shares in the project and it will be a pure investment; they won't own any unit within your project.

One cool thing about the 203k is, although the FHA loan only allows the property to be up to 4 units, you can actually buy a 5-unit or 6-unit and convert it back down to a 4-unit, and it will still qualify.

I ran into an issue with insurance on one of my properties.House built in 1880, 5 units with another in a semi-detached house that has its own address.Insurance before purchase was a bear but I finally got Auto-owners to cover it.A year later they reviewed it and oops your electrical is not up to code and now I have to spend another $30k to fix it or they drop me.If it was only 4 units then it was likely that Foremost would have covered it with a rider.
