Barring additional info, my personal take is that the strategy you outlines isn't very good to start with.It's hard to give you a full answer without a better understanding of your full situation, but I'm assuming that the 20K home loan is the bulk of your liquid reserves.

That's who generally pays.By calling a local title company, you'll find out what local custom is, but generally it should be as outlined above.I suppose I shouldn't be so rough on those that don't really take advice and learn RE from the basics, as to local custom, the fundamentals and insist on jumping into methods trying to figure stuff out the hard way.
