How much of your free-time goes into research versus actual hands-on work on-site?

@Savannah Holzer- my current focus will be on LTRs for time being and due to geographical constraints.

They both provide different data depending on what is important to you. 

Anyway, I don’t know if this is a dumb question or too vague, but I’ve really enjoyed the Bigger Pockets website and all the info on here.

I’ve been evaluating deals on single family homes in Lawton, OK and the cash flow seems pretty nice. 

You could pull some cash out to do the renovations and then refinance on the ARV once its done in 6 months and take out more cash to buy another investment home or rent that one out and buy a New primary home.If you have any questions on the steps or the process feel free to reach out or send me an email. 

Can you provide some more context on your goals as it may help "team members" know more of what you're looking for.
