There is no such problem with filling up your rentals with immigrants.Of all of the responses in this thread, and the numerous other threads on this forum that talk about similar topics, there is one common element to all of the responses.

It almost doubles because I don't need to make another down payment - I'm only increasing my investment by the principal paid during the 2nd year so the denominator only increases slightly but the numerator doubles (aggregate cash flow).

To the point of @John Thedford I have lent money to people I trusted from meeting them numerous times and I lent it to them with first lien position and my name on the documentation (make sure you follow all those steps).
