Here again, it's normally country banks sitting on a lot of money that they don't need right away.Looks like the common thread here is looking for folks selling that don't need the money, or banks with too much money laying around, they are happy taking a piece of paper from you, i.e. the mortgage note.

I feel dumb that I didn't catch this no incentive piece.

Usually i see a minimum of 25 to 30% down payment on commercial loans.That being said, that may also be the piece that trips you up.

I can make me and someone else a lot of cash if i can just get started I have all the pieces to the puzzle except I can't afford it on my own to buy the property and rehab and don't want to get a loan on it and cut into profits please let  me know your guys ideas or where I can find a investor????
