Rents in the area are typically pulling in 9.5-10% net cap for the fund I work with, although you certainly need to be careful with the hit-or-miss nature of the neighborhoods.  

For the most part the nature of the income or loss flows through as same to the partners or shareholders.  

They view it as high risk because they are essentially lending on land (since by the nature of mobile homes - they are not permanent).

Florida has a statute known as the Marketable Record title Act (MARTA) which at the time exempted sovereign lands which are lands owned by the State because of their nature (think submerged land) not because they are simply owned by the State.

Most of the relative posts in the forum look just like this one - a request for collective wisdom, followed by the sounds of nature - hahaha! 

My question now is, is this just the nature of the rental business or am I right to continue with eviction and find a better tenant?

Probably "listing manager" or something of that nature.
