Population is growing aggressively and jobs are moving here especially with major employers like Intel, Google, Amazon, Nationwide, etc.

However one thing I didn't anticipate was, while the aged sewer line could easily hand two people living in the property, when my tenants moved in and when the load on the sewer system went to five people, it couldn't keep up.Turns out the line had been damaged over time (orangeburg pipe) and was too narrow, so I had to pay to get it replaced. 

For each listing/seller client, call your database to spread the word... call other homeowners nearby to ask, "Who do you know that is looking to make a move to the area.".. 

Lmk if you have more questions.Only other one I liked was Bryt Software but they couldn't do much in the way of standardized loan life cycle task management (moving loans from application to document collection and review to underwriting and escrow and in-service).

I am moving out of my primary residence of 5 years, and transitioning it to a rental property. 

Moving forward it is best practice to obtain your own third party estimate for repairs and use that support the repair contingency or price adjustment so that the seller has no influence on the cost estimate or timeline.

If you move forward and do the work yourself, I would say find out who your Guests are.

Then eventually move up where you hold your license for better splits or go out on your own.Once you have solid foundation then start investing more.You did good saving up some money but if you buy the wrong investment could sink you for awhile.Example if I put 1 million dollars into a property that gives me 6% I make 60k a year.
