Lehigh acres and all sorts fo other low value high profit stuff. and a group got together and sued them on a Rico act.. but all the same issues. high pressure sales over paying for assets.. not mentioning that low value assets are tough to manage. which they simply are.. no matter what or who tells you differently.. you can get lucky but more times than not your experience will be the norm.

It seems as though you are light on reserves and that can put an investor in a tough spot when it comes to unexpected things that come up and/or puts a lot of pressure on filling a vacancy, etc.

@Charles GranjaI obviously also join everybody firmly advising you to get title insurance the value cost ratio is very good.That being said I would like to point out another angle.I had two cases where there was a problem with the title one the title company that closed the property and got me the title insurance,Had something incorrect in the power of attorney one of sellers parties used.This came up only once I got to do a refinance we were under time pressure,But because I had title insurance they promised they are going to fix it and wrote me a specific lenders insurance covering this issue 2.In a different instance two sellers prior to me there was a spouse signature missingBut again the title company that got me the title insurance,Stepped in and resolved the issue.Now these two cases are not a loss reported as paid.On the contrary if they wouldn't have that title insurance obligation (and I understand that at least in one of these two issues it's more a thing of a relationship between them and the insurance provider.)Just imagine the legal fees involved in getting these small issues resolved.Also I had one instances where after the title shirt search before closing a IRS lean against the seller, attached.Now we are in the process of selling and two separate title insurance companies are kicking in writing checks.

One of the best places IMO is joining the local chapter of the National REIA (CFRI, Central Florida Realty Investors), one of the biggest ones in the country and covers six counties. membership is dirt cheap for what you get..over 20 meetings per month, no pressure selling, awesome, local investors always willing to share and be honest with you.
