Balancing the different competing motivations and perspectives is hard.  

Instead of being able to ask for 6, 7,8 repairs from a motivated seller....I think I could only realistically reach for 2 since I would have to ask them to be gracious enough to grant us an extension to close.It is really interesting that your clients all seem to think that they know better, and they think you are overpaying for your loans, when Im closing 2 or 3 deals a month.  

I'm new, I'm motivated,  ready to work and I want to get started making passive income asap.

The realtor said only one person was interested in purchasing since September and they withdrew and all other offers are for leasing but the owner is not interested they are really motivated to sale it.

Still having to work out those terms once we have a better understanding of their motivations and desires. 

The sellers are very motivated now it's  just up to me to now get it contracts on rolling.

I'm going to go the total unhumble way about this and give you some solid numbers because it will probably motivate you more as it motivates meI'm at a full time right now at 70k salary but my monthly cashflow from rentals alone after piti, investors, expenses, etc. is 9.5k/month.
