It’s not different this time except that we are bouncing off the deepest recession in modern times on the back of low interest rates and heavydoses of QE.

But when I do launch my new website its purpose from my end is simply I guess more of a brag piece more than anything.. we have built some pretty cool housing tracks and some super neato Period homes in Charleston and moderns in Portland that I  would like to showcase.. and other land developments we are doing and have an interest in.. that look great from google maps I love google maps. 

You get higher returns but whatever benchmark or numbers you're using just won't be calibrated for what you're likely to deal with in some of these neighborhoods.  

If they have been modernized with granite and recessed lighting and upgraded tile showers they can be pushed as much as $180 a SQ foot.

Some of the references are dated, but again, the principles translate to modern times really well.  

Like the title says, I’m planning on building a small, modern home in JT for a short term rental/vacation home for my family.

It's what we strive for and perhaps even more than that it is why we strive for those things that can cause the maladies among us.A simpler time would simplify the task at hand, but even among the constant skerfuffling of our modern age we can and must dig deep and find the WHY that propels us forward, even beyond our generation. 

Just because others are willing to buy it sight unseen, doesn't mean it is a good idea.With modern technology, distance doesn’t mean much anymore.
