Is your property in SD a long term rental?

Is this really true - "As long as payments are made most sub to are OK"? 

Also how long would I need to rent it out for to be considered applicable for an 1031? 

Would I be able to do a 1031 if I’m buying a primary property with an ADU that I would use as a short term rental?

I have 2 long term rentals both at 7.5% interest rates.1. estimated value: $950k, outstanding mortgage of $574k2. estimated value: $900k, outstanding mortgage of $514k#1 cash flows nicely for me at $2500/mo, but #2 leaves me at a $400 loss each month, mainly due to the interest rate.

Without knowing the specific terms of the purchase contract and exactly what point in the contract you’re at there’s no way to answer the question I’m guessing you may be asking.  

I've closed loans with entities way less than 6 months old.You have a long road ahead of you of you can't bring the capital or credit.
