Hi not sure where you are looking, ( maybe Ohio City , or Tremont, that boat has sailed, should have bought there 7- 10 years ago for 40k, )  but you are looking in the incorrect locations 220K for a 2 UNIT heck no.  

The location and the amenities of the community are adding value.

Long term rental Your location I think you fill it both for liability and also if there is no competitive edge to having a pool. 

I have very little info, just curious if anyone has experience with this type of building and location.

@Robert-Lee PassObviously it depends on the location and condition of the property, but $175k for a 3br property (of any kind) here in Colorado Springs seems like a good deal.

Can I keep my current home and move to the HUD location or do I have to sell before considering something like this?

Some benefits are you don't have to worry about the tenants not including their location if they email you from a different address and changing PMs won't require changing your contact info.  

Each market and location brings a new challenge that you might not think to underwrite for.

Then see what your money can get you better in each city, and I'd prioritize the best location of the cities I could get in either.
