With uncertainty lurking in the future, how have yall changed your portfolio in terms of leverage to prepare what lays ahead? 

I try to reinvest money from rentals into buying more from cash flow and refinancing but in the beginning I feel most of us have had to lay down some of our own cash first until they can scale. 

Mainly added value by taking out carpet overtime and putting in 16inch tile or later LVY.

Of course depreciation offsets taxable income to a high degree.I would also suggest investors review the proforma wherein the operator lays out net operating income and cash flow over time.

You build your credit and have your renters lay your loan -advice I wish I received at your age.

I would also like to recommend the new solar tiles produced by Tesla.  

(same toilets, sinks, carpet, tile, paint, etc.)
