A lot of NNN lease locations were signed decades ago with 10% bumps every 5 years so as long as they keep renewing their options and if their sales are steady both the landlord and tenant will be fine. 

You must be able to understand that concept and managing a balance sheet, a P&L and cashflow.

I also want to be out in the country on some land so this increases home pries as well.

To me its a form of owner finance.Or else, during the lease period he is still the owner, but not necessarily the landlord since you have control. 

I started on the opposite end Steve selling land for 2500 to 10k and making 250 to 1k per .. :) But you learned valuable skills and as I think we both agree the deals are done in the brokerage houses.. at least if you want to make bigger dollars quicker.
