There will be covenants and restrictions on building, the resale of whatever you build will be slower than in a more metropolitan area, and because this is a man made lake the water levels fluctuate. 

Development is booming and the landscape studded with impactful projects: Apple is building a $1 billion North Austin campus; a multideveloper transit-oriented development is underway near downtown on Lady Bird Lake; the new Dell Medical School recently opened at the University of Texas; and a major airport expansion is underway.

The best grossing houses are going to be on the lake, BUT good luck finding one as an investment. 

Its a $350k or more house, pretty new on the lake (not like the 100 year old houses I buy). 

I use a checkbook.I have a bunch of long term rentals and a Vrbo Lake house.

We see a lot of new developments along the lake shore and a countless number of commercial projects in many parts of the city.
