Generally I've found that if you find one reputable company and continue to use them they'll be more prone to wave some of those show up fees.As far as new appliances are concerned, I've been using Lowes.

That is why they have been unresponsive.In order to get the ball rolling here, assuming there is a Will leaving everything to the son who is trying to sell the property, the son must hire an Attorney to file the estate for probate, and obtain Letters Testamentary naming the son (if he is so named in the Will) as the representative of the estate.

I have been staring at Zillow all day looking for something that doesn't seem to exist as far as a moderately priced multi/single starter property in good shape(heh), have spoken with a couple lenders for pre-approval and had agents circling my house waiting for me to come outside.....hehe.I decided to take a look at a property tomorrow(single family) but nothing serious yet being as I am very new to this.

As far as putting a "room" in the basement i wouldnt plan on renting it out, rather having it as a space where i could sleep so i could rent out the three rooms.
