That's hard to beat...If it is an investment property, before you rule out a 1031, I'd speak to a great QI like @Dave Foster.

I also managed the interactions with our long term renter and handled the issues that came up at rental unit.

In other words, quit your job when you can't afford to show up to work.You have 16 hours a day to engage with people, network, and meet/interact with like minded people outside of the people you already are getting paid to interact with through your current job.

If the strip mall is in the same county as Springfield, Il then you may want to check out the interactive mapping applications published by your local GIS department.  

I like live class because that give you an opportunity to network/Interact with instructors and meet people/classmates that you may work with in the field.  

In fact, just do the online apps that don't require human interaction.
