What you're looking for is perfect for a homeowner or someone that wants to live there, but all those extra amenities (doorman, etc) are too costly for you to make any profit. 

For budgeting purposes, the easiest thing to do is assume it needs all new plumbing and add another 3-5k to your rehab costs, if you want to make an offer on the property.

Some are debt free or close to it.  

We are selling off our beach properties due to the rising costs of everything beach related, and the aggravation of property management companies.

Having a hot tub itself is what I would be looking for, even in luxury rentals I've booked for myself in the past :) My $0.02 is to opt for the larger, more cost-effective, option - which may not be the wood heated one. 

Not every lender offers it, but you can do an investment property reno loan and roll the renovation costs into the mortgage.
