With it having sentimental value, I think you need to look at where the home is at.

The reason I don't purchase new construction is that there is no room for value add, and from a pure cashflow perspective, it's harder to make the numbers work.That's why I started looking more towards multifamily.

While I overall agree with you, there is a case to be made that premiums will start to normalize:Namely, major insurers pulling out of the high risk areas like FL and CA are limiting their catastrophic events.
