I think if you have the funds and area to store materials, it may be worth stocking up on commonly used materials.

There are multiple guides on BP forums and book stores that will ease you into real estate investing.

I've noticed a lot of properties with Dollar Tree stores for sale. 

Again, the BiggerPockets store has some books for this or you can learn by watching podcasts, reading blogs, and interacting on the forum.

This is the first time I am purchasing any commercial property and wanted to understand the realities of tenant - landlord relationships in NNN leases.There is an Advance Auto Parts store that we are about to close on. 

A triple net lease was signed (a grocery store rented it).

Even with no service call fee, there is drive time there, to the store, back to property and back to office. 

We have an opportunity to buy an 18 unit multi family and feel that it would be best to find bulk cabinets, flooring, bath surrounds etc. to store onsite in the semi trailers that were hauled in.

So I've done everything in storage from Assistant Manager to District Manager (managed 10 stores) - I've probably worked at a couple of dozen throughout San Antonio and surrounding areas.The storage I currently manage broke records the last two months.

Anyway, once the land has been destroyed it can never be truly restored, so think long and hard about the real value of whatever you are going to do..... put up a big box store?
