Wholesaling is where you market your option to purchase a property, that you have under contract, to an end buyer. 

I have a deal under contract that I am trying to get funding for. 

BUT... that 6% commission is a gut punch to profits and I know plenty of investors have decided to brave the world of real estate marketing themselves.For those intrepid investors, let me ask you this: if you're buying who drafts your purchase contracts?

Getting a property under contract tomorrow that I’m looking to wholesale.

We actually went riding through Seminole heights and noticed that 90% of the homes were already under contract or rehabbing in progress so I do see that it may be hard to find the deals.

Attornies can write contracts for you leases.. and other things that you may need.. however for vanilla SFR transactions most all folks just use a good escrow officer.Here is a response I got from the state when I wanted to know for sure if you could advertise property like wholesalers do so I sent in an add from a local wholesaler and this was the response I got.   

The appraiser would not adjust his wording and we ended up having to terminate the contract.

That is correct, anything that is not on the contract as an exception if you purchase title will be addressed."
