On the other hand, if the area is known for mold and moisture due to the proximity of the ocean, and the house didn't have mold when the tenant moved in, and nothing is leaking (i.e. from another unit) and the heating/cooling system works, I would imagine it's either mother nature or the tenant that is causing the mold now.

I am not paying any interest on that $25k just yet, and recently been able to transfer it to another credit card with 0% APR for another year, didn't pay any transaction fee.

There may be transfer tax that State imposes but most of the state waive transfer tax to Single Member LLC. 

Real estate is hands on regardless of what anyone says and leaving RE assets to family that does not know anything about them is a recipe for disaster. 

Wave Accounting is a good free alternative and eventually when you scale up; the transfer to QBO or Xero is relatively painless if you just do an opening balance JE or other methods.

If your tenant lives hand to month like many others, I would personally recommend against this because the tenant will be disincentivized from doing repairs or even informing you of major repairs even when absolutely necessary.
