I'm not a licensed investment advisor or anything, so please take what I say with a grain of salt.Based on your description of the local market, it sounds like off-market deals is the way to improve your deal flow pipeline, in order to purchase at a price that gives you elbow room for repairs and a healthy profit.

We needed a quieter atmosphere, but I still wanted there to be food and drink available.

I think it would be nice (and therefore quietly solicit 5 star reviews) if people have some kind of food in the house when they arrive?

The service guy said that the dishwasher was not working well because of food particles clogging the water pressure outlet in the dishwasher, so obviously the tenant do not remove food leftover from the dishes before putting in the dishwasher.

It is also good that you have bought far from home and have the means to do a deal also.If I had an employee I was sending to find properties and he was going to spend three days doing that and three days bumming I would expect to pay for his airfare, half the hotels, a rental car and food on the days he was conducting business. 

Since then been making 6 figures plus (as a Finance manager) and my monthly liabilities are about 4K before food, gas etc.

New clothes and gourmet foods don't make me happy,  but travel does.
