I know what my fixed expenses are, and I give myself an allowance for things like gas, groceries, entertainment etc.  

Electric and Gas will be paid by the tenants.

Even if you have to take a hit of $75 per month on rent and don't want to invest upfront in converting to gas heat via steam.baseboard heat it might still be ok in the near future.

@Steve Babiak  one can buy an old 707 for peanuts probably 1 to 2 million.. but then you have to put gas in that sucker and maintain 4 engines...

My primary duties were assessing the bank's loan portfolio...primarily larger commercial real estate loans and other large credits (oil/gas, insurance and general business operating lines of credit). 

Day to day job is as an Engineer for a Oil & Gas Company in Houston's Energy Corridor, given the current market conditions I see Real Estate as a future way of diversifying my income.  

Not quite finished exterior paint but a drastic improvement.Stove wasn't in yet as we ordered gas but electric showed up. 

Hello BP Members,So here is an update:Water Department called me today around 4 pm and said that tenant wants to shut off the water on this coming Monday (keep in mind water, electric, gas & trash are tenant's responsibilities as per lease agreement).

Do they not pay for gas/electric now (since they must have hot water for their shower and sinks)?
