I’m going to lend  to a few people I know with LLC ‘s  on some mortgages and receive interest , I am not putting myself out to public lending just some commercial loans as LLC single member pass through  , do I have to pay local taxes in Florida , I have no brick and mortar , no employees , just LLC in Florida and live in Texas , there is no work involved I just receive interest .

You need to target recent or currently in bankruptcy, has liens on the prop,  just had a medical event, or is late on some payment 30-60=90 days late.

@Shawn Tuma definitely depends on the number of units to a certain degree but PM software is great for a number of reasons, some of which you stated and others you didn't.1.

We were boing to BRRRR in Ohio but decided to hold off on that as we didn't feel comfortable managing it from this far so held off on it.

Hey Noey,The way I see it would either be a bridge (depending on how low) which wouldn't necessarily satisfy the 30 year stuff or getting creative on a 30 year.You could bring on a person onto an LLC to act as a credit partner and to find a lender that would utilize their score for pricing.
