In Seattle over the next two years you have Facebook doubling their Seattle area head count, Microsoft is opening their new bigger campus, Amazon has a couple more office buildings that will be completed and Google is taking over additional office space....along with a bunch of smaller growing companies continuing to expand and bring in high paid talent.I would do anything I could to not sell the Seattle property.

With new announcement from major corporate players occurring almost monthly, I anticipate this growth to continue at least through 2019.

There is a brief correction in 2007-2008, and it continued it's climb, with prices here double what it was in 2008.When I sensed the correction in 2006, I quickly sold a property for around $750K to what turned out to be a flipper before the end of 2006, closed in Dec 2006.

The ease will continue if you make sure you get the right tenants.  

Your biggest problem will continue to be securing financing at the right terms.

I'm preparing to move my family to Florida and will continue to analyze deals down there this after.

I'll keep all this in mind as I continue to learn.

You continue to save the $16000 a year but now you also add the $3600  a year in loan payment you no longer have to make.

Midwest prices can be as low as they can get but till high growth industries don't move there we will continue to see a migration away.
