If this was done so the the bearing weight was now being carried on the block to the sides of the AC unit (using a header, probably a piece of steel), then the weight is already being supported as it should be - and so it should be easy as just filling the opening.

And a Pit Bull needs a closer relationship IMO with the owner than most breeds.I don't agree that the dog will cause problems, especially being a puppy and being under your weight limit, but your lease agreement should have specified weight and certain breeds that would not be acceptable if that's your problem.Now, all you can do is go by the letter of your agreement or make concessions that both can agree to.

As i mentioned the proforma is based on higher rental rates than I am predicting (I am being conservative and thinking that slightly lower rents would fill the place up faster compared to competition rates), and also includes income from onsite laundry.I have been figuring a conservative 10% for property management.I have not given too much thought about the pro forma, but will get more detail about the pro forma expenses - that is my only interest in the pro forma.But, I feel that this is a deal worth pursuing further.

We may see a very minor increase in price if any but the Market time is often significantly reduced which saves us a ton of carrying costs and lets us get our money back in play that much faster.
