assuming the background check and credit check are part of your written/formal tenant requirements, you were absolutely justified in declining the application particularly given the extended timeframe in which you have provided.

In the motel business it’s called extended stay.  

If we need to extend the contingency when we get to the deadline we ask for that or a price reduction to justify removing the contingencies, if neither gets accepted we cancel and move on to the next property.  

@Kayson Rogers See if the seller is open to extending the inspection period through an addendum for 2 days to go over some of the things that will need to be rehabbed, propose a seller credit or price reduction within the inspection period, try to meet somewhere in the middle, close the deal.
