What's up bigger pockets I'm a 25 year old investor living in Canada I currently own one rental, and invested in pre built condo and work a hourly job I am hungry for knowledge and looking for ways to leverage my investments would love to hear tips from the more experienced community.

From anyone experienced does this seem like a as big of risk as I think?

You need to hire a lawyer experienced in the law otherwise you risk being take to court by your tenants.Until you learn the laws you should stop dealing directly with tenant issues.

I wanted this 8 unit for my rental portfolio, talking to an experienced flipper (15 Yrs.) he wants to partner with me on the deal.

Insurance is your first line of defense, but only an entity like an LLC, or better yet, a network of entities and trusts assembled by an experienced asset protection attorney, can truly eliminate the threat of a lawsuit.I also discussed this on the BP podcast some time ago, might be worth a listen.
