@Michael Brunner, The greatest gig going is what the govt. gives you in sec 121 the primary residence exclusion.  

However, I will say that it is always better to accept a lower commission split with the brokerage you choose if they provide value in other ways such as training, coaching, mentoring, and make you do more business because of the resources they provide. 

Calculated risks are acceptable being dependent on the rewards, having moved through the middle age group, opinions, attitudes and ethical outlooks are well established and are harder to change or adapt. 

Here is something that i offered and the seller accepted my offer.

The seller did not accept the offer but asked an addition $25 hundreds for it and that I would not pay any closing costs.

Do a very, very thorough vetting process on any tenant you accept.  

The seller accepted the offer we made which was thousands lower than asking and also agreed to pay a healthy portion towards closing cost.
