But just give them a 30 day cancellation, and offer to waive any security deposit with holding in return for their cooperation in moving out in a timely basis without need for you to evict.The tenant who's been there for over 20 years will likely need lots more work to that unit than any of the others, so you don't want to have to deal with that.To encourage a longer length lease, offer the tenants a choice of two options.

I recently read a book by an author who was encouraging readers to put up newspaper ads for properties that they didn't own or have a contract for in order to build their buyer's list.

Additionally, I would encourage you to have a home inspection done and fix any safety hazards or code violations prior to allowing a daycare be run, try to make sure the place is as child-proofed as possible.Of course, if you can get her to agree not to run the daycare, or if you can find a different tenant, that is the best way to limit your liability.

There are few more based on the circumstances, some people check the car the tenant is driving, their punctuality for the first showing, drive by old rental place, personal appearance and hygiene, other little stuff to give you a clue what kind of tenant the person may be.I would encourage you to check out thelpa.com, they have a very active landlording forum and products that may of help to you as you get started.
