It's freakin tough in the market today, but still a lot of success stories out there, and totally doable if the right actions are taken.My suggestion for you would be to call some investors and agents in the Grinnell area and pick their brains on who is in the market and what is a deal and what isn't a deal.

I will be somewhat tough if you don't buy soon as the holiday bookings will make it difficult to transition, get inspections and closing dates to coincide with very tight windows and also the possibility of cancelling existing reservations for people that have big holiday bookings.Depending on what type of property you are looking at will make big difference also.

I will say that it's very competitive just like anywhere else right now, so it's been tough to find deals that truly cash flow (after PITI, CapEx, Maintenance, etc).

Anyhow you can make it with vacational rental and you can cashflow.You can possibly do employee housing, get your property trashed once a season and do it all over again, ans still be in loss.At the same there is abundace of work, not all extremely well paid, BUT your better paid 20$ per hour employees can't afford to buy a home around here...Plenty of unemployed folks too, that like to rave for the ****** tourist ruining the town...So many points of view...!
