It's fairly straightforward process in my state - just time consuming relatively (costs $250 and takes 2 weeks - so pretty easy compared to a lot of states out there).

You may do a $55k min loan amount however the fees will be pretty high since it's the same process as any other loan.

When interviewing Architects, ask them if they have experience with the Planning Board of that town or have been through the Special Permit/Variance process that town has.

Also, value ALL the roles involved in the process.
