How do I get on listing-emails to hear about duplexes or triplexes before they hit the market?

When a tenant doesn’t pay you hit them fast with a late fee , if they still don’t then it’s the quit or pay notice then if they still don’t it’s eviction notice and filing .

When you get folks from certain cultures you area always dealing with this... think about the posts  Help my house smells like Curry how do I get that out ..or some folks just cant seem to hit the drive way and want to park on the law right in front of the front door.. 

Investors here still hit and miss.

However, with my 9-5, I don't think that would be an efficient use of my time. 

The larger the units the better, acquiring portfolios are most efficient.

Stop worrying so much about a couple point hit when it allows you to accomplish your goals.
