The basic reason to pour those down the drain is to keep them from smelling, and to help keep them clean.

You could even tell them your spouse was destroying the bills or something to that effect.

Apparantly they're not going to clean it out like banks do.

Get acquainted with the managers/owners to see if they are willing to work with you to help clean up their MHP.

As was pointed out, the effective rents will be well below $550, the maintenance and vacancies will be high, and the numbers don't work even if it is really cheap.

I've considered using a manager but for one property it never seemed cost-effective.

As for adding value, just get the mechanicals in good working order & get it looking clean & fresh - paint & carpet or other flooring do most of the work.

My only suggestion is that it shouldn't have taken you a month to confirm whether the price drop had taken effect.
