On another note, I take it that is hearsay about the ear of building in selling in Tulum being over not your personal belief?

In standard rental, the magic words to hear from a tenant is "I am looking for LONG TERM, I don't want to have to keep moving", ahhhhh, that's magic to my ears!     

Be careful especially because you have no idea what the market in Tampa really is without either living there before or having PERMANENT ears on the ground.Years ago, I took advise right here on Biggerpockets and it cost me $$ to fix. 

So if anyone has lessons learned relating to multifamily, Im all ears.

The inspector is your eyes & ears out there.

For instance, if I am looking to buy homes, I mass mail postcards to residents directly saying I will buy their homes for cash, and just let the phone ring.

I am a full time REI investor and founded SalesTeamLive because I found that it was a huge amount of time and work to get the phone ringing with a consistent flow of motivated sellers and buyers AND it was almost impossible to do marketing (direct mail) and creative real estate.

@James Park I think Duluth probably has a stronger rental market due to its proximity to the ring compared to the other 2 cities.
