Styles change often so if you do tile it's a good idea to buy more than you need to have a few lying around for the future when one gets damaged or chipped.Tiles are cheap but the downside is the labor costs to install them.

The down side is the interest rates (4.75 - 5.25%) are a bit higher than normal mortgage rates for residential properties; and they ammoratize their loans over 20 or 25 years (not 30).

We also max out our annual contributions to our Roth IRAs'....doesn't seem to be any real downside to doing that, since we could always access the money for alternative investments if necessary.
