With an S Corp, and you should consult with your CPA on this, you may be able to save some money on self employment taxes by having some of your income as dividends which is not subject to self employment taxes.

If you sit on the cash out money too long and you start to erode the principle by using it all to pay for the mortgage on the subject property, you will loose the money's ability to do its thing.Good Luck
