I had one lady file for Bankruptcy and i'm receiving two months of her rent from the bankruptcy court, she is still living there and hasn't miss a payment since. 

But Im guessing when im out there looking for houses and going to the courts I will be able to find "connects" that I can get aquatinted with.

The problem with a revocable trust is that it does not afford you very good asset protection because you are able to revoke it and a court can direct you to revoke it and pay your creditors.

The rental income is actually with leases and will be declared on my tax return so that may be why they are willing to consider it, however you raise a good point.  

Sadly the MD court of appeals, the highest court in MD, struck down the limits on lawsuits.

I think that this should go on The People's Court!

That can go through small claims court, so doesn't have to be expensive

They go to eviction court and have pics where they showed the judge water is leaking everywhere.I am just telling you I have been down this road and the easiest and most cost effective route is to get it repaired.
