also I think there are carves out when your going to owner occupy  maybe notbut i know there is in the Trustee sale world with hold over tenants I know i had to pay the 4k to get dead beats out early.. thankfully they did not lawyer up you have covid and the early termination.. it was touch and go for sure.. 

The VA underwriting guidelines are generally looser than Conventional and FHA.And the lender you are talking to, who supposedly spoke to the VA, is dead wrong.

The lien holder was dead and the owner of the redemption rights was in hiding overseas.  

Holding rentals until you die is another, but there is less satisfaction in avoiding taxes if you are dead, haha.
