I have confidence in you.You can either get a discount on the property reflected in the Option to Buy, or you can base what the TB pays you on a future inflated value...or a combination of both.  

Or maybe some combination of the two.  

The loan company I'm working with will offer a total of 95% LTV (combined mortgage and HELOC), but the catch is that they want to charge me 5.75% interest on the first mortgage.

Generally speaking, you have some combination of money, hustle(time) or expertise... so take inventory of yourself, and get out there. 

Bottom line, now is a great time to sell, BUT are you confident in this market that you are going to find the two “deals” that cash flow $1200 combined with the money made from the sale?

Maybe I'll find a way to do just the 6 month period or do the math to get a combined rate for the total period of the 30 year loan and try again.
