Am not sure how much to charge him for packing and then monthly storage but would like to help out rather than be cold as was the perfect lodger except his DUI past coming back to haunt him.Also renter has asked if his girlfriend can pickup his security deposit after deducting for cleaning and packing, or any of his personal items.

It has to be removed even if was opened cleaned and filled with rock.

So in 08 I started working for a few REO national Vendors doing, Property preservation work, The grass cuts, clean outs, minor repairs etc. 

Electric and plumbing are updated with no issues.

I've checked my breath - fresh and clean, as is the home.

A vacant, clean unit is always much easier for me to rent.

And I actually replaced the unit with the same mismatched combo because the electrical would have needed an upgrade as well in addition to the unit replacement costs.

In the last downturn, the stuff that sat vacant was outdated, not clean, under-maintained.Allowing pets is a great way increase the renter pool without lowering price.Charge less to move in.  

I understand if things unforseen come about, but he had his own guys check the plumbing and electricity and said his number was on the high side to be safe, and he was confident he could come in less.To be fair, his craftmanship was excellent and the finished product has been pleasing.

My first instinct would be to make sure it is clean and attractive and let the buyers decide.
