Assignment docs not properly executed and/or recorded.Substantial decline in the value of the collateral due to the local economy (major employer shuts down, etc.)Substantial violation of various laws related to credit.Failure to have title insurance and having a valid title claim ariseYou not catching that the note seller sent you a mortgage and/or note for a different property.You filed the foreclosure and waited a year or so to get to court only to find out that the filing and/or service wasn't correct or complete and you have start all over again or, at a minimum, wait for another few months while the errors are corrected.The list isn't endless but can be very long.

Here is how I reached this decision based on my needs:------------------------------------------------------------------------------------------------Buildium - met my requirements for: good look and feel (user interface simplicity), price ($40/mo), cloud-based, work order module, good accounting options, photo and document uploading (leases, receipts), mobile app, allows per owner or per property or per portfolio views of financials, syndication to online rental sites (Zillow, Trulia), and some type of web site automation.
