To me, I have considered laundrymats, coin car washes, and self storage units as ideas that might not take up a lot of time. 

Do not go out and buy a new car.

Assuming a 50/50 split the agent earns $3570 minus his expenses (car, insurance, phone, license, continuing education, etc.).

we also kept our old used cars and lived within our means.

A realtor/wholesaler/investor had a single-family, 725 square foot, asbestos-siding, wood frame, house in a C/C- area four houses down from a major intersection that probably sees upwards of 60,000 cars a day.

Are there junk cars, would you walk the streets in the evening, etc.

@Annie Bliss- I'm sure he meant "pay day", just at typo :)  I like the idea, and may offer that for some of my tenants in the future.We have a triplex with a two car (two single bays) garage on site we were using for storage.

I am very very interested in cars, it's probably the biggest thing in my life besides loved ones.

:)And, wouldn't you know it, tried to post this and got the old car with the hood up, we're working on it......LOL

Each have an attached two car garage and fenced backyards.
