So you might be notified sooner than everybody if they know what you are looking for and may not worry about being taken care of from helping you. 

I don't care very much what the market thinks a property is worth I am more concerned about what it is worth to me.

If your place is reasonably taken care of, it's harder to say. 

There really isn't a secret to what I've done, much of it is spelling out to them why you're a great candidate (your clean, you have a steady job, you take care of the unit as if it's your own home, your a good neighbor, etc).  

I recently graduated from college, so I am hoping to cut my teeth on investing soon, most likely with a  house hack.

If people buy into the neighborhood are wanting square footage or number of bedrooms etc and don't care about upgrades, you have to take that into account.

He bought several rental properties in the LA area and quickly found out he wasn't cut out to be a landlord (he was too soft-hearted, believed every late-rent-sob-story, and wouldn't evict) but he wanted to maintain a close eye on his properties. 

Cut expenses down as low as possible and start building up some financial wherewithal.

After 6-7 months, she moved out to another place with a similar unit, but 40% off rent since she took care of their kid also!
