It was highly recommended on a BP thread many years ago.I don't do subject-to's, but just be careful. 

I also will be more careful with sending fully executed contracts. 

Then great property management (professional or self) is crucial. 

I have never done a land trustWe have a living revocable trust that we set upHonestly I should have done it 15 years ago but did it like 6 years ago.I do not see the need for a land trust unless you are a politician, actor or athlete (someone who is famous).I have done business with multiple billionaires (not bragging but trying to make my point) including several that owned professional sports teams - and even they did not use land trusts…

Once you get rolling make sure you take great care of your guests.

One strategy I've found that works well in the past is driving around, finding a property that is clearly a rental (a bit rundown, lawn not taken care of, etc.), then pulling the title for the properties that I find.

That will help you when you talk to a professional about what you want to do.

Furthermore you gotta be careful in Lake Worth there's better parts and some really rough areas.
